Yes. Nights, weekends and bank holidays. A burst pipe doesn’t check the calendar, so neither does the phone line.

Almost always balancing or sludge, occasionally a pump on its way out. In a three storey house the top floor suffers first because it’s furthest from the pump. It is fixable, it’s usually cheaper than people fear, and it does not need a new boiler nine times out of ten.

It’s pumping a cleaning solution round the system at pressure to shift the black sludge that collects in radiator bottoms and pipework. You need it if rads are cold at the bottom, the water runs black when you bleed them, or the boiler keeps cutting out. You don’t need it just because somebody selling you a boiler said so.

Yes. Boiler work, gas connections, servicing and safety checks are all carried out by a Gas Safe registered engineer. Ask for the card at the door.

Often not. A combi heats water on demand, so two bathrooms running at once in a three storey house will disappoint everybody. A system boiler and a cylinder costs more up front and works properly. We’ll tell you which yours needs rather than fitting whichever is quicker.

Always. We look, explain what’s wrong and give you a number. If something unexpected shows up once we’re into it we stop and talk to you rather than adding it on quietly.

Get the stopcock off — kitchen sink cupboard usually, cellar head in a lot of the older houses here. If it’s a heating pipe, shut the boiler down too. Anything wet near sockets or the fuse board, kill that circuit if it’s safe.
